Short answer: Published national figures put whole-house rewiring at roughly $2 to $4 per square foot, or about $5,000 to $10,500 for an average 2,500-square-foot home. Replacing only a few circuits costs less than a full rewire.
Typical cost by home size
These are published national ranges. Access matters a great deal: open walls and attics are cheaper to work in than finished plaster, and two-story homes cost more.
- 1,000 sq ft: about $2,000 to $4,000
- 1,500 sq ft: about $3,000 to $6,000
- 2,000 sq ft: about $4,000 to $8,000
- 2,500 sq ft: about $5,000 to $10,000
- 3,000 sq ft: about $6,000 to $12,000
Full rewire vs. partial rewire
A full rewire replaces the wiring throughout the house. A partial rewire targets a problem area, such as a kitchen, an addition, or the circuits that serve one floor. Many homeowners phase the work so the most urgent circuits are done first and the rest later.
Signs your wiring may be due
- Frequent breaker trips or blown fuses
- Flickering or dimming lights
- Warm outlets or switch plates, or a burning smell
- Two-prong outlets, or too few outlets and heavy extension-cord use
- Cloth-covered wiring, or knob-and-tube wiring in a pre-war home
What affects the price
- House size, number of floors, and how accessible the walls and attic are
- Whether the panel is also being replaced
- Patching and finishing after the work
- Permit and inspection fees
